Every year, thousands of travelers book a private villa in Bali. Most have a great time. But a growing number don't — because the listing didn't match reality, the host vanished after taking a deposit, or the "beachfront location" turned out to be a 25-minute scooter ride through construction.
We manage villas in Canggu and Pererenan, so we hear these stories constantly from guests who booked somewhere else first. Here's what we'd tell a friend before they put down money on a Bali villa.
Why Villa Scams Happen in Bali
Bali's villa market is largely unregulated. Anyone with a listing and a WhatsApp number can call themselves a villa manager. There's no central licensing body, no standardised star rating, and very little accountability if things go wrong.
The most common problems aren't dramatic heists. They're quieter: photos taken five years ago before the place deteriorated. A "private pool" that's shared with three other units. Cleaning fees, service charges, and taxes that weren't mentioned until checkout. A host who's responsive before payment and unreachable after.
The good news is that all of this is avoidable if you know what to check.
Red Flags That Should Stop You From Booking
Before you pay anything, run through this list. If more than one applies, walk away.
- No reviews, or only reviews from the last month. New listings aren't automatically bad, but a villa with zero track record and a too-good-to-be-true price is worth questioning. Look for listings with at least 15–20 reviews.
- Payment to a personal bank account or via wire transfer. Legitimate villas use Airbnb's payment system, Booking.com, or at minimum a business PayPal or credit card gateway. Never send money to a personal bank account.
- Photos that look too professional for the price. Use reverse image search (right-click the photo, "Search image with Google") to check if the same images appear on other listings or stock photo sites.
- Vague location descriptions. "Near Canggu" or "close to the beach" without a specific address or map pin is a warning sign. A confident host will tell you exactly where the villa is.
- Pressure to book fast. "This is the last night available" or "someone else is about to book" — classic high-pressure tactics. Real availability doesn't evaporate the moment you ask a question.
- The host won't do a video call or send current photos. Any legitimate villa manager will happily show you the property on a quick WhatsApp video call. If they refuse, something is off.

How to Verify a Listing Is Real
Once you've found a villa that looks good, take five minutes to verify it before booking.
Check the address on Google Maps. Drop into Street View if available. Does the area match what the listing describes? Is the "walkable to beach" claim realistic, or is it a 3km stretch with no footpath?
Cross-reference the villa name. Search the villa name on Google, Instagram, and TripAdvisor. A real property will show up in multiple places with consistent photos and information. If it only exists on one platform, proceed carefully.
Read the negative reviews. Not the 1-star revenge reviews — the 3- and 4-star ones. These usually contain the most honest detail: "great villa but the wifi was unusable" or "beautiful pool but construction next door at 7am." These specifics tell you far more than five-star reviews that just say "amazing!"
Ask the host direct questions. How far is the nearest cafe on foot? What's the wifi speed? Is there AC in every room? A real host managing a real property will answer quickly and specifically. Vague or delayed responses are a signal.
Villa Casablanca
100+ verified reviews. Exact address shared before booking. Current photos updated quarterly. Walkable to Finns Beach Club and Berawa Beach — genuinely, not "Bali walkable." Direct booking always available for better rates than Airbnb.
Where to Book: Platforms vs Direct
There are three main ways to book a villa in Bali. Each has tradeoffs.
Airbnb or Booking.com
The safest option for first-timers. You get payment protection, verified reviews, and a support team if things go sideways. The downside: both platforms take 15–20% in combined fees from host and guest. That cost gets baked into the nightly rate you see.
Direct Through the Villa Owner or Manager
Often 10–20% cheaper than Airbnb because there are no platform fees. The risk is lower accountability — if something goes wrong, there's no third party to mediate. Only book direct if the villa has a verifiable track record (Google reviews, Instagram presence, established website) and you can pay via credit card or PayPal with buyer protection.
Through a Villa Agency
Companies like Villa Finder or Bali Villa Realty act as middlemen. They vet properties and handle logistics. Good for large groups booking expensive properties. Less useful for a standard 2–3 bedroom stay where Airbnb does the same job.

The Hidden Costs Nobody Mentions
The listed price is almost never the final price. Before you book, ask about every one of these:
- Cleaning fee. Ranges from $10 to $50+ per stay. Some hosts charge it per night rather than per stay — worth clarifying.
- Service charge. Usually 5–10% on top of the nightly rate. Common on direct bookings and Booking.com.
- Government tax. Indonesia charges a tourism tax on short-term rentals. This should be included in the Airbnb price but isn't always included in direct quotes.
- Security deposit. Some villas hold $200–$500 as a damage deposit. Make sure you know when and how it gets returned.
- Extra guest fees. If the listing says "up to 4 guests" and you're bringing 6, ask about the per-person surcharge before booking.
A villa listed at $150/night can easily become $200/night once you add everything up. That's not a scam — but it's worth knowing before you commit.

Your Pre-Booking Checklist
Before you confirm any Bali villa booking, run through this list:
- Does the listing have 15+ reviews with specific detail?
- Can you find the villa on Google Maps, Instagram, and at least one other platform?
- Has the host answered your questions quickly and specifically?
- Do you know the total price including all fees and taxes?
- Are you paying through a protected platform or via credit card?
- Have you checked the 3- and 4-star reviews for honest detail?
- Do you know exactly how far the villa is from the beach, cafes, and main road?
- Is there AC in every room (not just bedrooms)?
- Has the host confirmed the wifi speed?
- Do you have a direct contact (WhatsApp) for the host or manager?
If you can check all ten, you're in good shape. If three or more are missing, keep looking.
Villa Tepui
Short walk to Echo Beach and Batu Bolong's best cafes — and we mean a real walk, not a scooter ride. Superhost status, consistently high reviews, and a villa manager who responds within hours. Check the reviews yourself.
What to Do If Something Goes Wrong
Even with precautions, things can go sideways. Here's what to do if they do.
If you booked through Airbnb or Booking.com: Document everything (photos, screenshots, messages) and contact support immediately. Both platforms have resolution centres that can issue refunds or rebook you. The first 24 hours after check-in are critical for filing complaints.
If you booked direct: Your options are more limited. If you paid by credit card, you can file a chargeback with your bank. If you paid by bank transfer, recovery is unlikely. This is why we always recommend credit card or PayPal for direct bookings.
If the villa just isn't as advertised: Contact the host first. Most issues (broken AC, dirty pool, missing amenities) are fixable within hours if the host is responsive. If they're not, leave an honest review — it protects the next traveler.
